What are measurement services?

Home measurement services are just what they sound like: Based on your requirements, an appraiser will measure your home's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How do floorplan services work?

During a measurement service, a certified appraiser measures the property with a measuring tool — generally a tape or laser measuring device. As they tour the property, they make note of the layout of the rooms and other features, like closets, hallways, and pantries. They might sketch the property. Then, the appraiser types up a report and a more detailed floorplan showing the total living area of the house and the general layout. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service necessary?

Property taxes

Property tax records often reflect the wrong area of a property because the values can come from various sources, and sometimes go unproven — which means you may be paying for more space than you own! Unless an appraiser has executed a recent evaluation or home measurement service on your property (after any updating that may have affected square footage), you'll need one to perform a measurement service before challenging your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling your home

A measuring service can secure fair market value for your home. Living space is one of the most important elements potential buyers examine when purchasing a house — but since these values are often approximated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price of your property, but possibly even the amount of interested buyers. The only sure method of using a definitive GLA when listing your home is to refer to a previous appraisal or home measurement service carried out by an appraiser (after any updating that might have affected square footage).

Information for agents

To ensure that your client's home sells at a price that properly reflects market value, we advise asking for a home measurement of the property. Your clients, and especially potential buyers, will be grateful for your thoroughness, and you can be certain that the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tool for enticing potential buyers because they can review the layout and details of the house before and after touring.
